The new Seaton Long-term Care home in Pickering includes will provide 200 beds, resident home areas that will accommodate 32 residents each, as well as two 20-bed behavioural specialized units for people with dementia and other more complex needs. The Home also targets ambitious sustainability goals and is intended to meet the Durham Region Corporate Climate Action Plan target for greenhouse gas emission reductions and is targeting Zero Carbon Emissions from Operations. This three-storey building will feature amenities such as an outdoor café/terrace and gardens for residents and visitors, larger resident common areas and air conditioning throughout the home. The development project on Alexander Knox Road in north Pickering is a not-for-profit, municipal home that will be operated by Durham Region.
Mechanical Systems
Kelson will be installing 3 air handling units, 4 roof top units, 2 air cooled chillers, 1 air source heat pump, 19 pumps, 7 sump pumps, 3 heat exchangers, 6 expansion tanks, 1 gas boiler, 2 electric boilers, 2 domestic hot water heaters, 2 buffer tanks, a water softener package, 10 remote condensing units, 12 packaged air conditioners, 11-unit heaters, 24 electric duct heaters, 29 silencers, 20 fans, radiant ceiling panels and heat tracing. The new long term care building will consist of four patient wings connected by a common central area. Each of the patient wings will be served by its own roof top air handling unit, while the central area will be served by the three indoor air handling units. In lieu of other methods of permitter heat, Kelson will be installing radiant ceiling panels in each of the exterior rooms. As a vast majority of Kelson’s mechanical equipment will be located in the penthouse mechanical room, an intricate piping network must be constructed while still providing the required access to each piece of equipment.
