Borden Ladner Gervais LLP (BLG) Offices - Tenant Fit-Up

Borden Ladner Gervais LLP is located at Bay Adelaide East office tower in Toronto and occupying  floors 28 to 35. Total floor area of 180,000 SF consisting of practice floors with support areas, reception, serveries, catering area, washrooms, LAN rooms, computer room and conference rooms. Cooling system consist of an on-floor compartment unit c/w VFD in mechanical room serving multiple air volume VAV terminal units for internal zones and fan-power terminal units complete with hot water heating for perimeter zones. Ventilation air duct from main vertical riser is supplying fresh air in mechanical room, control by motorized damper. Open ended General exhaust duct is located at west side of core and it controlled by VAV. Smoke exhaust duct c/w combination smoke/ fire damper is connected to the main general exhaust riser located on the west side in the mechanical room. Chiller water supply and return line (2”) provides supplementary cooling for LAN rooms. Building Automation System provides controlled heating and cooling in respective areas by Direct Digital System DDC for optimum energy management operational efficiencies. Demand based ventilation control levels of CO2 concentrations. Women’s and Men’s washrooms are located in the core, with hands-free electronic faucets on lavatories and electronic sensing flush-o-meters for water closets and urinals. Existing building is fully sprinklered for Light Hazard Occupancy with concealed type sprinkler heads. Recessed fire hose cabinets are located in the core, typical of three per floor.
