Demolition of existing phase 2 and phase 3 cooling plant equipment (removal of 2 chillers, 2 cooling towers, 5 HVAC pumps, and all associated redundant piping, water conditioning system, wiring and controls). Install new cooling plant equipment in phase 2 penthouse (2 chillers, 2 cooling towers, 4 HVAC pumps, all associated piping and control valves, power and mechanical wiring, BAS controls, and water conditioning system) and installation on new air handling heat and cool unit to condition penthouse.
Mechanical Systems
As prime contractor Kelson scope included all trades for this project. Scope included two 460 Ton York Chillers paired with two BAC cooling towers and 4 50hp centrifugal pumps. Challenging aspects of this project included installation of new structural steel to support the cooling towers and 1000 ft of CWS and CWR return piping between the existing penthouses (routed through public and retail spaces after hours). All equipment hoisting completed after hours with no interruption to the tenants. Cooling provided to the mall for the duration of the project with no interuptions.
