Baycrest Centre for Geriatric Care - AHU Replacement (Prime)

Kelson served as the prime contractor for this phased project at Baycrest Centre for Geriatric Care, which involved the sequential replacement of three large Air Handling Units (AHUs). Temporary in-place AHUs were constructed in each mechanical room to maintain system operation while existing units were removed and replaced.
Mechanical Systems
Unique aspects of the project included asbestos abatement and underground drain repairs, adding complexity to the work. As the prime mechanical contractor, Kelson oversaw the full AHU replacement, including removal, installation, and integration with the building’s mechanical, electrical, and control systems (Building Automation System). All work was completed in compliance with strict hospital infection prevention and control (IPAC) protocols, including work area containment, dust control, and coordination with hospital IPAC staff. The project also included installation of associated ductwork, controls, and commissioning to verify proper airflow, filtration, and system performance, ensuring hospital ventilation requirements and sterile environments were fully maintained. The project schedule was impacted by COVID-19 and operations in the occupied hospital, requiring accelerated timelines to meet the hospital’s budget and operational requirements.
