This was new construction of Regional Municipality of York Administration Office Building located in Newmarket, Ontario. It is a four-storey owner occupied building with parking garage, and features a unique four leaf clover building shape. It is the head office of York Regional Police. It includes forensic laboratories and a dispatch centre for all of York Region (prior to a new police station being built). Kelson had to specialize our mechanical systems to conform to the building structure. This office building has centre core washrooms, air handing units, a cafeteria, and a continuous double loop piping systems around the building for the chilled water and heating systems. It was a challenging mechanical project because every surface of the York Administrative Centre is curved. Kelson’s sophisticated prefabrication shop provided the site with custom curved pipe sections that perfectly fit the unique contours of the building significantly simplifying installation. The new construction also involved new plumbing, sprinkler, HVAC and control systems for base building and final fit-up.

This project was completed on the Regional Municipality of York’s extremely stringent original schedule.  There were no delays in achieving the turnover of this facility, which had an extensive commissioning program.

This Regional Municipality of York Administration Centre had huge mechanical and electrical systems and related components.  It was critical that major pre-installation and co-ordination planning was carried out to ensure the mechanical and electrical installation did not have conflicts either within ceiling spaces or in the under floor access spaces.  As a result of the supervisory team developing CAD interference drawings and weekly coordination meetings, almost all conflicts between the major building systems were avoided.  

With so many activities happening at the same time on such a large project over a large construction area,  Kelson had a full time schedule review resource dedicated to ensuring we were always on schedule. With the aid of our prefabrication facility, CAD interference drawings and trade meetings, Kelson never lost focus on the end objective of turning the building over to the owner. These internal audits are part of our quality control to ensure that we are on track at all times.
