In March 2010 demolition work commenced on the interior of Building B54 at Sanofi Pasteur, 1755 Steeles Avenue East, Toronto. The abandoned laboratory space was required to be gutted to create mechanical space for a future five storey manufacturing facility to be built above the present structure. The work involved the removal of: β€’ roof top units and the safe recovery/disposal of refrigerant β€’ natural gas piping β€’ steam unit heaters and associated steam and condensate piping β€’ electric heaters β€’ washroom and lab plumbing fixtures and associated domestic water piping β€’ sprinkler branch piping and heads while re-routing piping mains to serve the adjacent chiller plant β€’ HVAC ductwork, VAV boxes, grilles and diffusers, and fans In addition the following mechanical work was added: β€’ New split AC unit to serve communication hub room and associated refrigerant piping and wiring β€’ Heat tracing and insulation was added to the sprinkler piping remaining in the space. β€’ Re-hanging pipes remaining due to demolition of their previous support structures. β€’ Relocated a steam main, condensate main and pumped condensate line to suit the future layout of the space. β€’ Added new shut off valves and branch connections on the chilled water mains in the adjacent chiller plant for future extension of the system.

Mechanical Systems

Working adjacent to the existing sensitive manufacturing plant required extreme care and diligence. Eight separate system shutdowns had to be scheduled around the production schedule in order to undertake the demo work.
