Niagara LGC-TRC Labs Project

This project involves the fit-out of a laboratory/production facility. The “existing” building constructed by a developer, without a specified/intended use. The space is now being “fitted out” by Toronto Research Chemical to suit their intended use. This includes, taking the “shell space” and providing new mechanical and electrical distribution to serve their fume hoods – of which, there are over 250 units. Â
Mechanical Systems
Installation of new mechanical “utilities plant” to serve the lab-space – including provision of chillers/cooling towers, heating and steam boilers, and distribution pumps. Installation of new laboratory exhaust ductwork and fans to serve laboratory spaces – including approximately 80 S/A valves, 250 E/A Valves for fumehoods, 20 Room E/A Valves, etc. Installation of E/A Plenum complete with heat-exchange coils. Provision of interference drawings and detailed coordination of rough-in/installation sequence to ensure that all trades can adequately support from the existing structure. Coordination and development of integrated 3D Model to ensure mechanical services could be installed as shown. Provision of “value-engineering” services to the Owner/Consultant, as a means to find cost-savings for the project
